HVAC systems consume the majority of energy used in most buildings. Operation and re-calibration of valves, pumps, boilers, A/C compressors and thermostats must be verified regularly.

Incandescent and T-12 fluorescent lights should be upgraded to T-8 or T-5 fluorescents controlled by occupancy sensors.

Plumbing fixtures must not leak and should include water-saving lavatories and high-efficiency toilets and urinals. Sustainability should be emphasized to maintenance staff and building occupants. Recycling services are expected by most building occupants.
