Facility managers need to make the facility a pleasant location to live or work, with public areas clean and inviting and no obvious problems.
Custodial services must occur on a daily (or nightly) basis, and any interaction between custodial staff and building occupants must be courteous and friendly. Burned-out lights must be replaced quickly. Room temperatures and humidity must be comfortable, with no hint of mold or mildew.
It should be obvious that all plumbing and electrical services should function properly. If the facility is located in a rural or suburban area not serviced by a central sewer system, then regular inspection and pumping of the septic tank and related sewer system by a reputable septic tank company are crucial.
The facility manager should maintain a list of emergency service providers, including disaster recovery contractors.
